COMMISSIONING
The concept of commissioning continues from the beginning to the operating process, naming it from cradle to grave. It allows the mechanical systems to operate effectively and efficiently, including building design, construction and operation phases.
NEW BUILDING
Commissioning in projects to be built or under construction is to meet the needs and demands of the project owner. It is a quality oriented process until the handover stage of the project.
Facility and systems are to be in a suitable way;
Design,
Installation,
Maintenance,
Test – adjusting – balancing,
Operation,
Sustainability,
Independent verification and
Certification.
RETRO / EXISTING BUILDING COMMISSIONING
Retro-Commissioning is the serving process in existing buildings. It is a process that aims to improve the common functioning of building equipment and systems.
After the building has been put into operation, restructuring may be required depending on the age, along with years to come. With the developing technology, more efficient and more suitable solutions can be offered for the business.
Also, it is possible to solve the problems that arise during the construction of the building or during the use of the operators.
So;
General building operation performance increases.
The operation and maintenance procedures of the building are improved.
Contributes to the Operator in energy efficiency – cost – man / hour relations.
RE-COMMISSIONING
Re-Commissioning is the process which needs to be done again.
In the beginning of business, a building opened for operation, may face problems during the use of the building.
The problems that arise in the property may lead to the request of a new design for the need.
ONGOING COMMISSIONING
The service of the ongoing systems as a result of the work schedule calculated during that of the building is in the process.
In fact, although it resembled a retro-comm. solution, operational failures are prevented and compliance with mechanical automation takes place much more quickly.
ENVELOPE COMMISSIONING
Envelope Comm. is a quality-oriented process applied to provide a building envelope that meets the project requirements of the project owner and is suitable for the design. The building enclosure includes all materials, components, systems and assemblies aimed at living and providing environmental separation between indoor and outdoor environments.
In this process, the appropriateness of the selection of building facade layers that form the glass-wall-roof-floor cover the performance test results and the stages of service.
GREEN BUILDING
LEED (V.3, V.4, V.4.1)
FUNDAMENTAL COMMISSIONING AND VERIFICATION
The Fundamental Commissioning and Verification process is a prerequisite to be carried out under LEED Projects. It contributes to the project partners to fulfill the project requirements of the project owner on energy, water, indoor quality and sustainability.
All operations are carried out and all necessary documents are prepared by the specialist, referred to as the commissioning authority (CxA):
Employer requirements program and basic design principles are laid out.
Project design is examined and a project design report is created.
Plan is created.
Construction documents are examined and classified.
Pre-control, control and function performance tests are continued.
Testing, adjusting and balancing processes are completed with this prerequisite heading.
ENHANCED COMMISSIONING
Enhanced Comm. takes place in the energy and atmosphere title in LEED projects and has a fairly high score of 6 points. With the transition to LEED V4, so is important to have high levels of certification in LEED certificate levels.
All documentation is prepared by the relevant ASHRAE standards.
Documents submitted by the project contractors are examined.
Maintenance and operation book is prepared and user training is given to the building operation personnel.
If necessary, seasonal tests are continued.
An energy survey is carried out 10 months after the building is put into use.
If any case plan is developed.
EXISTING BUILDING COMMISSIONING – ANALYSIS
Commissioning-analysis in the current building is evaluated based on the current performance of the project building, current facility requirements and performance characteristics in the operation-maintenance plan.
As the energy control process of the building;
Comprehensive analyzes of systems and equipment are carried out.
Resource usage of the systems is revealed.
Energy consumption analysis of the building is carried out.
Thus, the energy photo of the building is taken.
EXISTING BUILDING COMMISSIONING – IMPLEMENTATION
Allows the development of the existing building operation process to increase building operations, energy and resource efficiency. System recommendations are offered at zero and low cost. If necessary, a 5-year medium-term energy plan is put on the table.
ONGOING COMMISSIONING
Serving in current building-ongoing comm.; proactively addresses the operating problems of the systems.
Planning
Point Tracking
System Test
Performance Verification
Corrective Actions
Continuable Measurement

COMMISSIONING AND HANDOVER
COMMISSIONING AND TESTING SCHEDULE AND RESPONSIBILITES
Responsibilities with commissioning and testing schedule, a commissioning and testing program that defines the appropriate business required for the scope of the works is put forward.
COMMISSIONING BUILDING SERVICES
Commissioning building service; In buildings with complex building services and systems, an expert specialist is responsible for the design phase by the employer or main contractor.
It makes suggestions for design inspections and ease of that.
It provides regulation of the construction flow program and process management during the installation stages.
It performs the management of the commissioning, performance test, handover and post-transfer phases.
TESTING AND INSPECTING BUILDING FABRIC
The continuity of the insulation, the integrity of the building texture, including avoiding heat bridge and air leakage routes, is assured by quality after completion of post-construction tests and examinations.
